Department Custom Scope
The Zone Mechanic assists with the repair and preservation of structures, building systems, infrastructure and grounds in order to promote a safe, secure and comfortable campus environment. The Zone Mechanic performs and assists in skilled maintenance and troubleshooting in the areas of HVAC, carpentry, electrical, plumbing, painting, etc. Maintains clear and accurate documentation of all operating data, inspections, testing and maintenance (corrective and/or preventative) performed. Updates equipment documentation, specifications and drawings, as needed. Responsible for responding to jobs and service request generated through work orders, scheduled maintenance programs or by emergency call-in. Responds to emergency situations during or after hours for the purposes of resolving immediate safety concerns. Performs all job duties in adherence with University and departmental safety guidelines. Maintains a positive attitude and communicates effectively with colleagues, supervisors, staff, faculty and students.

Experience in safely using and operating hand and power tools common to all skilled trades. Required
Experience working with 120V, 208V, 230V and 277V wiring and equipment. Required

Key Responsibilities

Description % Time
MEP Maintenance: Electrical: troubleshoots and identifies problems using wiring schematics/diagrams for single phase, 120V and 220V circuits. Installs light fixtures, battery powered smoke detectors, electric switches, receptacles, and ballasts. Installs new or moves existing conduit and wire mold, pull wires through conduit and make electrical connections. HVAC: performs general diagnostics on HVAC equipment limited to simple component replacement, such as but not limited to contractors, thermostats, fuses and filters. Executes preventative maintenance tasks such as, but not limited to, cleaning of outdoor coils, and simple trouble shooting on motors and fans. Troubleshoots electrical components in HVAC systems for single phase, 120V and 220V circuits. Plumbing: replaces toilets, urinals, water fountains and sinks. Rebuilds toilet and urinal flushing mechanisms. Rebuilds faucet and shower controls. Unclogs blocked drains using hand operated or motorized plumbing snake cables. Troubleshoots ventilation, earthquake gas connection and utility building code issues for safety and compliance. Small Appliance Repair: troubleshoots and repairs household type appliances such as refrigerators, dishwashers, garbage disposals, ranges washing machines and dryers.

General Maintenance: Equipment/Furniture Maintenance, Repair & Installation: inspects, troubleshoots, maintains, modifies, and repairs equipment/furniture. Assists in preventative maintenance and testing on equipment according to manufacture and/or campus requirements. Responds to reports of equipment failures to ensure the safe, uninterrupted operation. Maintenance of equipment includes, but is not limited to, changing belts/wheels/rollers/squeegees, maintaining fluid levels, replacing batteries, troubleshooting electrical wires, cords and other mechanical parts, and motor repair. Maintenance of furniture includes, but is not limited to replacing/repairing casters, seats, laminate top repairs, etc. Installs prefabricated cabinets, shelves, temporary ramps, and platforms. Assembles, dismantles, repairs and installs equipment/furniture related to classrooms, conferencing/meeting space, labs, offices, exterior and residential housing/dining locations. Installs, repairs and replaces restroom fixtures such as dispensers for soap, paper towels, toilet tissue, seat covers and chemicals. Moving & Relocation: lifts, loads and transports equipment to and from repair shop using department vehicles. Assists with the relocations of general furnishings. Provides assistance with set-up and removal of table, chairs, staging, portable classroom furniture and various structure/set-up, as need. Pool Maintenance: handles minor fixture adjustments and repairs around the pool, on filtration systems and pool equipment. Cleans and disinfects drain pipes to make certain no clogs are apparent. Performs maintenance regular checks on filtration motors and equipment. Other: climbs ladders, aerial personnel lifts and platforms; digs trenches and holes; hangs art work, banners and signs. Repairs and replaces locks and deadbolts, in an emergency. Installs and troubleshoots hydraulic door closers. Completes minor roof repairs.

Building Maintenance: Carpentry Rough & Finish: constructs partition walls, including setting of jams, doors, and hardware installation. Performs drywall installation and repair. Repairs cabinets with plastic laminates or wood veneers, as needed. Cuts and installs glass windows and mirrors. Sets forms for concrete. Repairs wood fencing, siding, stairs, decks and porches. Painting: performs preparation for painting by washing, speckling, caulking, taping by use of drywall joint compound and sanding. Removes old paints and stains with solvent removers or sanding. Applies, as needed primers, sealers, stain killers,and under/split coatings. Masks, covers and protects surrounding areas. Rolls, brushes, or sprays (airless and air type sprayers) finish coatings of paints, stains, protectants. Stucco/Plaster: Prepares walls and ceilings by removing damaged plaster, repair backings, studs and lathing, as needed. Custom mixes and applies scratch, brown and finish coat stucco. Removes damaged ceramic tiles, sets and grouts new/replacement tiles. Removes and installs brick pavers. Mixes concrete, including color mixing, pour and complete minor patching of sidewalks, pads and/or footings.

Shop Support: Maintains working knowledge of the proper and safe usage of maintenance equipment and various maintenance skilled trades. Keeps track of shop materials/parts. Performs computer input within the work order system for recording of labor and materials used in work performed; maintains clear and accurate documentation of all inspections, testing and maintenance performed. Maintains knowledge of building and safety codes, hazardous material handling and disposal. Collaborates with other skilled trades and Facilities Services team members to complete minor renovation projects and maintenance projects. Assists with cleaning and maintaining organization of materials and tools at work sites. Cleans truck/shop and maintains organization of materials and tools; performs routine maintenance or coordinates for repair or replacement of tools and equipment, as required. Accounts for shop parts/supplies inventory and reports supply needs to be restocked. Consults with supervisor for technical information, as needed. Interprets prints, schematics, wiring diagrams, flow charts and written descriptions of functions and project requirements. Supports maintenance projects and programmatic work assignments. Adheres to the scheduling and completion of work assignments through the work order system. Maintains accurate work order records and completes paperwork in a neat and timely manner. Defines and describes materials, tools and/or equipment, work methods and task sequences. Obtains materials and equipment, as required. Participates in safety and other trainings as required. Performs all job duties in adherence to all University and Departmental safety guidelines.

Communication & Customer Service: Serves as liaison with clients, relaying their needs and requirements to the appropriate department or supervisor. Maintains a positive attitude and communicates effectively with colleagues, supervisors, staff, faculty and students. Communicates and reports to a supervisor and/or staff regarding any potential issues, not limited to potential safety hazards (e.g. broken glass, regulated materials, damaged steps, excess water, fire, etc.), or liabilities during the day-to-day operations. Contacts Facilities Services teams, as necessary, when further action is required. Responds to customer complaints and requests for information. Works with customer and campus personnel to accurately define the nature of the problem, determine the appropriate course of action, make recommendations and follow up to ensure resolution has been effective.
