Senior Director Capital Projects for Housing, Dining, and Residential Services

Position Information

Under the general direction of the Executive Director of Housing Services, the Senior Director of Capital Projects for Housing, Dining & Residential Services (HDRS) is responsible for providing architectural, construction and project management, interior design services, support and assistance ensuring optimal physical conditions for all HDRS Facilities, approximately 2.3 million gross square feet on 147 acres. This will include all minor and major capital projects for new facilities and building renovations through programming to completion. Collaborates with The Office of Architects and Engineers and Capital Programs during design activities related to student housing and dining services for renovation projects, new construction and/or major alternations of existing buildings and facilities, major maintenance, contract administration and all project fund management. Supervises review of all design concepts to ensure compliance with specific programs within HDRS. Acts as liaison between HDRS and all administrative, architectural, and contractor committees involved in all phases of the design and construction process. Manages multiple projects and oversees the preparation of project budgets. Recommends action on all HDRS requested design changes, construction change orders and participates in on-site inspections before final acceptance of projects for HDRS.

Minimum Requirements

Bachelor's degree with emphasis in Architecture, Engineering, Construction Management or related field with a minimum of eight (8) years of responsible planning and design, and project management, preferably with university, colleges, or school systems; or an equivalent combination of education and experience.

Leadership and managerial skills necessary to simultaneously represent HDRS with large professional teams working on unique and technically difficult projects in a complex administrative environment.

In depth, successful experience in project budgets for high density housing, food and beverage operations, and construction renovation. Knowledge of financial principles related to accounting; budget preparation; debt service and renewal and replacement. Demonstrated working knowledge of estimating project costs. Demonstrated ability to review and verify estimates provided by an outside cost consultant

Construction administration experience and skills to monitor contractor conformance to contract documents and applicable codes. Experience with design and construction contracts, contract law, public contracting code, and construction claims procedures. Ability to propose modifications to standard agreements consistent with UC Regent Policy.

Prior work experience and/or knowledge of Food and Beverage Safety and Kitchen equipment standards, standards for commercial kitchens and general dining facilities.

Demonstrated working knowledge of California Code of Regulations, Title 19 State Fire Marshal Regulations and Title 24 California Building and Fire Code , and Health Code and policy requirements for higher education and food/beverage facilities.

Working knowledge of architectural, engineering, and construction practices. Familiarity with California and applicable building codes and regulations and professional design experience to effectively review of construction documents. Review and approve contractor submittals and shop drawings for unique HDRS functions including commercial kitchens, casework, etc.

Superior written communication skills to prepare clear, concise and professional reports and correspondence

Advanced computer skills and knowledge of various computer software programs, including but not limited to CAD, MS Word, Excel, Project, PowerPoint and Outlook.

Ability to initiate and maintain cooperative working relationships with people from diverse backgrounds including University personnel and the public.

Preferred Qualifications

Prior work experience as a project manager on large scale building with an institute of higher education.

Related experience and/or knowledge of University of California Capital building Programs.

Certification in Project Management.

Previous experience with green building and clean energy programs.

LEED Accreditation.

Advanced degree in management, construction management or other related fields.
